5 Things I Wish Every First-Time Buyer Knew

written like I'd tell it to you over coffee.
1. Get pre-approved before you tour
Showings happen fast, and offers faster. A pre-approval letter is what turns you from a looker into a buyer the moment a great house hits the market. Without one, you risk losing the house while you scramble.
2. The list price is a starting point, not the truth
Some houses list below what they'll sell for to spark competition. Some list high. The only honest number is what comparable homes actually sold for in the last few months, and what a buyer with a pre-approval can pay. I'll show you all of it.
3. Property taxes change when you buy
Michigan taxes are based on half of a home's market value, capped while one owner holds the home. The moment it sells, the taxable value resets. That means the seller's current tax bill is almost never what you'll pay. Always check the projected taxes on your specific purchase.
4. The inspection is your friend, not your enemy
Finding problems before closing is a gift. Most issues are negotiable, and some are deadly serious. I would rather tell you the truth about a floor joist than cheer you toward a money pit. That's my job.
5. The right agent saves you more than they cost
In most transactions the seller pays the buyer's agent commission, so the service is effectively built into the price. A good agent saves you money on the offer, the negotiation, and the repairs. A great one keeps you calm through all of it.
