How to buy a home in Michigan, in plain English.
Buying your first home in Michigan is a sequence of eight understandable steps, not a mystery. This guide walks you through each one, from pre-approval to the keys in your hand, with the honest details most people never get told until it's too late. Read it, then call me with the questions it raises.
yes, you can afford it. probably.
The eight steps, in order.
Skip around if you like, but the order exists for a reason: each step makes the next one easier.
eight steps. you've got this.
Know your budget before you look at houses
Start with the number, not the listings. Get pre-approved so you know your true monthly payment, including principal, interest, taxes, and insurance. In Macomb County that number buys a different house than it does in Oakland County, so we set expectations against reality.
Pick a lender you can actually reach
Rates matter, but so does responsiveness. A lender who returns calls on a Saturday afternoon can win you the house. I'll refer you to lenders I trust, and I'll explain their numbers so you're comparing apples to apples.
Choose your agent with care
Interview more than one. Ask about experience, marketing, and response time. You do not need to sign a contract to talk to me, and you shouldn't sign one with anyone until you're confident they're the right fit.
Separate must-haves from nice-to-haves
Three real must-haves, an honest budget, and everything else flexible. School district boundaries, commute, and layout are usually the true tests. I'll help you rank them before a single showing.
Search with strategy, not hope
I'll set up targeted search alerts, track new listings daily, and pull sold comps so you know fair value the moment a home appears. In hot districts, the right house gets an offer within days.
Write an offer that actually wins
Price is one line in the offer. Earnest money, financing strength, appraisal gap coverage, inspection terms, and your closing timeline matter just as much. I'll explain every line and the strategy behind it.
Inspection and appraisal: your due diligence
The inspection finds what's really going on; the appraisal verifies the value. Neither is a pass-fail test. I negotiate repairs and price adjustments based on what the report says, and I tell you the truth when something isn't worth haggling over.
Close with your eyes open
Final walkthrough, title work, utilities, and keys. I keep the closing timeline moving and translate every document before you sign it. Then we celebrate, because buying a home in Michigan is a real achievement.
The hidden costs nobody puts on the sign.
The purchase price is not the whole price. Budget for all of this and the process stops surprising you:
- 01 Closing costs: lender fees, title work, and transfer taxes, usually a few percent of the price
- 02 Property taxes: they reset when a home sells, so your bill will likely be higher than the seller's
- 03 Homeowners insurance and, in some communities, HOA dues
- 04 Immediate needs: appliances, window coverings, lawn gear, a surprise water heater fund
- 05 Moving costs, utility setup, and the very real cost of takeout for the first two weeks
Before you offer, I'll show you what recent similar homes actually sold for, what the taxes will project to, and what the inspection is likely to flag. Knowledge is the cheapest insurance in real estate.
