Market · Metro Detroit
The market, with the math shown.
This is where I share what the latest numbers actually mean, with sources you can check, and none of the vague market-update theater. My promise: if I can't source a number, I don't print it. County medians give you the shape of the market; your next step needs a street-level look, which is one call away.
no vibes. just numbers, with sources.
The numbers I'd share with a friend.
and I'd tell a friend to double-check me too.

My homeownership planning window
If you can commit to owning for three to five years, buying almost always beats renting in Metro Detroit's value corridors. That's the horizon that matters, not next quarter's headlines.
¹
Rule: never chase a county average
Averages hide your street. School district, updates, and lot drive real value. I price and advise from comps within blocks, not county medians.
A note on method: medians shift month to month and the datasets differ (county MLS reporting, census-adjacent surveys, and portal data each count slightly differently). Treat these as directional, and ask me for the current sold comps on any street that matters to you.
What it means for you.
Same data, different implications depending on which side of the closing table you're on.
For buyers
Steady pricing means overpaying is avoidable: know the comps, buy with a strong pre-approval, and expect speed in the best districts. In Macomb's value band there's still genuine room for first-time buyers. In Oakland's premium ring, move fast when the right house appears.
For sellers
Flat-to-gentle markets reward precision. Pricing 5% too high does not hold your value, it drains your first two weeks of buyer traffic. A polished, correctly priced listing in this market outsells a stale, overpriced one every time.
For everyone
The monthly payment is the number that matters, and it's driven more by interest rates than by price swings. Rates move the market more than anything in the headlines, which is why the plan should sit with your lender, not the news cycle.
Want the street-level version?
County medians are the weather forecast. Your street is the actual temperature. Tell me where you're buying or selling and I'll pull the sold comps that matter, then walk you through what they mean.
