Budget and value

Sterling Heights sits firmly in Macomb County's value band, with county medians around $250,000 to $270,000 and plenty of well-kept homes in that range. Troy runs with Oakland County pricing, above the county's roughly $360,000 median, and the premium buys top-tier schools and corporate-job proximity.

Schools

Troy has its own district, consistently ranked among Michigan's best. Sterling Heights is carved between Utica Community Schools and Warren Consolidated, depending on the address. Both districts are solid; Troy's ranking is a genuine premium that shows up in pricing. If school quality is your top line, Troy wins. If it's one factor among several, Sterling Heights often holds the value edge.

Lifestyle and commute

Sterling Heights reads as classic suburban Michigan: block parties, Dodge Park in the summer, 15 miles of trails, easy runs to I-75 and M-59. Troy reads as polished: Somerset Collection, office towers, wide boulevards, and some of the metro's best dining. One is where your money goes furthest; the other is where the region's best schools and shopping live.

My honest take

Budget first, then school priorities, then decide. I send first-time buyers to Sterling Heights every single week, and I send relocating professionals and move-up families toward Troy. Both are great answers. They're just answers to different questions.
